FAQ

Are you a general contractor? 

Yes.  We are a licensed general contractor building in the state of Georgia since 1995.


What experience do you have? 

Our construction team has built over $150 Million in home and commercial projects.


Can I customize my own home?  

Yes.  We have a unique selection processes that allow you to select your own floor plan, elevation, features, fixtures, and over 150 different selections that make your home your very own.


Do I have to pay any money to use your website or design my home? 

Not a penny.  You may freely use our website and design your own home without any worry or expense.  Just create your user account and begin designing your home.


Will I know the price of my home as I move forward? 

Yes.  When you pick your floor plan you will be assigned a base price for your home.  If you have no additions and use the standard features then this is the price you pay us for your house.  Each change in features will show you right away how much this feature costs and what your new house price will be.  When you finish this selection process, this is the price you pay us to build your home.


Do I have to pay any money up front?

After you sign your contract to build, there is a non-refundable $1500 deposit we collect that puts your house construction in motion.


Are there any hidden costs? 

The price you pay us for building you home will always be the price you create on the website, not a penny more.  Your bank may charge fees associated with your financing such as closing costs, points, etc.


What if I wish to change a feature after signing the contract? 

We will allow changes to any feature that will not impact construction already started or materials already ordered.  If we have built your foundation, you can not change the floor plan, but if you wish to choose different cabinets, we will allow this change as long as your cabinets have not been ordered.  Some changes require amending the contract with a price change order.  This will be necessary if you change to a more expensive feature.


If I change to a less expense feature, will I get a refund? 

Yes, we will amend the contract with a credit change order that allows you to purchase your house at the reduced price.


Is there a charge to amend the contract with a price change order? 
Yes.  All price change orders require a 10% administrative fee with a $50 minimum.  We want you to take your time in creating and selecting features so that your contract will be as accurate as possible.  You have a much better construction experience when we know what you want from the beginning of construction.


What if I do not have my own land?

We plan to offer building lots in the near future, but at this time, you must purchase your land from another seller.  We have a list of sellers in the northeast Georgia area but you may contact anyone you wish.


What if I need a well or septic system? 

We will price your well or septic system based on specific requirements for your land.  You may make a request for this pricing on our website after you create your account.


Where will we close the sale? 

After we finish your home and you have approved our work, we will set up the closing with a local real estate attorney.  If you finance your home at a bank, the bank will advise which attorney to use.


What if I pay cash for my home? 

You may pay cash or finance your home.  If you pay cash, we have additional paperwork necessary.  During the construction period, we will have a lien filed against your property to protect Daymark Homes from damages.  The lien will be immediately released at closing by the closing attorney.
